Get pre-approved first
A pre-approval from the lender of your choice tells you exactly what you can spend and holds a rate while you shop. In a market like Bathurst or Caraquet, where good listings move quickly, arriving with financing already arranged is often what separates an accepted offer from a missed one.
Budget beyond the purchase price
Plan for roughly 1.5% to 4% of the purchase price in closing costs — legal fees, land transfer tax, home inspection, adjustments and moving. If you are putting less than 20% down, factor in the mortgage default insurance premium as well.
Look past the finishes
Roof age, foundation, windows, heating source and the state of the septic or well matter far more than paint colour. Our REALTORS® walk properties every week and will tell you plainly what a home needs.
Buyer representation costs you nothing
In most transactions the seller's side pays the commission, so having your own REALTOR® to negotiate price, conditions and closing dates on your behalf is an advantage you should never give up.
